Gümüşlük Haber Ajansı (GHA) - 17.01.2023 - Orta gelir seviyesine sahip vatandaşlar için başlatılan, "Yeni Konut Finansman Modeliyle Yeni Evim" kapmanyası web sitesi açıldı.

Hazine ve Maliye Bakanlığı ile Çevre, Şehircilik ve İklim Değişikliği Bakanlığı, "Yeni Evim" kampanyası için sorular ve yanıtları içeren web sitesini yayına soktu. Sayfada hem tanıtım filmi yer alıyor hem de kampanyaya nasıl başvurulacağından, kimlerin hangi şartlarda başvuracağının bilgileri yer alıyor.
"Yeni Evim" web sitesi, "Yeni Evim", "Kimler Başvurabilir?", "Özellikle", "Finansman Desteği", "Soru ve Cevap" bölümlerinden oluşuyor. Her bölümde açıklayıcı bilgiler, soru/yanıtlarla vatandaşlar bilgilendiriliyor.

"Orta gelir grubu" ne demek?
Projenin en önemli ayağını "Nasıl Başvururum" bölümü oluşturuyor. Bir anlamda giriş kapısı. Bu bölümde yer alan bilgilere göre şu ilk üç aşamayı "aşmak" gerekiyor. İşte o aşamalar;
1- Emlak Konut Genel Müdürlüğü; TOBB, GYODER, İNDER, Konutder, İmkon ile Türkiye Müteahhitleri Birliği’ne bağlı şirketlerin projeleri ile teknik ve mali kriterleri karşılayan firmaların ürettiği büyük ve küçük ölçekli tüm konut projeleri Yeni Evim kampanyasına dahil olabilecek. Konut üreticileri kriterlere uygun yapılan konut projelerini web sitesinde ilan edecekler.

2- Konut almak isteyenler daireyi bulur ve finans kuruluşlarına başvurur.
3- Finans kuruluşu hem projenin hem de kişinin kriterlere uygunluğunu denetler. Uygun olan projeler için krediyi tahsis eder. Kişiler mevcut bankacılık teamülleri çerçevesindeki ödeme gücü kriterlerine tabi olacaktır.
Buradaki anahtar sözcükler, "mevcut bankacılık teamülleri..." En çok merak edilen soru, "baş vuracak kişide aranan finansal güç" nedir sorusu. İşte buna bankalar "teamüle göre" karar verecekler. Bu da işte şu cümlelerle ifade edilyior bakanlıkların web sitesinde;

Campaign site launched for middle income earners
Launched for middle-income citizens, the "My New Home with the New Housing Financing Model" campaign website was launched.
The Ministry of Treasury and Finance and the Ministry of Environment, Urbanization and Climate Change launched a website containing questions and answers for the "My New Home" campaign. The page includes both an introductory film and information on how to apply for the campaign and who can apply under what conditions.
"Yeni Evim" website consists of "My New Home", "Who Can Apply?", "Features", "Financing Support", "Question and Answer" sections. In each section, citizens are informed with explanatory information and questions/answers.
What does "middle income group" mean?
The most important pillar of the project is the "How to Apply" section. In a sense, it's a doorway. According to the information in this section, it is necessary to "get over" the first three stages. Here are those stages;
1- Emlak Konut General Directorate; Projects of companies affiliated with TOBB, GYODER, İNDER, Konutder, İmkon and the Turkish Contractors Association and all large and small-scale housing projects produced by companies that meet technical and financial criteria can be included in the Yeni Evim campaign. Housing producers will announce the housing projects made in accordance with the criteria on the website.

2- Those who want to buy a house find the flat and apply to financial institutions.
3- The financial institution checks the compliance of both the project and the person with the criteria. Allocates credit for eligible projects. Individuals will be subject to solvency criteria within the framework of current banking practices.
The key words here are "current banking practices..." The most frequently asked question is "what is the financial strength sought in the applicant". This is where the banks will decide "according to convention". This is expressed in the following sentences on the web site of the ministries;
